Park on First

Santa Ana | Wermers Properties

Park on First is a 6.4-acre mixed-use development designed by TCA Architects, featuring 601 upscale apartments, retail space and a central courtyard.

Given the site’s connectivity to Prentice Park, the Santa Ana Zoo, and a freeway on/off ramp, it faced high-speed traffic issues on Elk Street. To improve safety, Fuscoe worked with the City and the Santa Ana Zoo to redesign the street, incorporating traffic-calming pop-outs and an upgraded Zoo entrance.

The Row at Red Hill

Santa Ana | Greystar

The Row at Red Hill is a 1,060-unit adaptive mixed-use development on 14.7 acres, featuring 80,000 sq. ft. of retail space. The vibrant community includes four five-story residential buildings with upscale amenities including resort style pools and spas, roof top decks, workspaces, fitness centers, dog park, outdoor courtyards, pocket parks and tree-lined paseos.

Due to its density, the project required innovative solutions for utilities, fire access, parking, and stormwater management, along with design coordination for traffic, median improvements, and challenges involving the BNSF railroad and Orange County Flood.

Aster

Long Beach | Raintree Partners

Aster is a luxury apartment community on a 1.03-acre site in a transit-oriented downtown, replacing a parking lot across from a Metro Blue Line stop. Designed by Carrier Johnson+Culture, the eight-story building features 218 apartments, 7,200 sq. ft. of retail, and amenities like a roof deck with ocean views, fitness center, dog park, lounge, and pool.

Fuscoe provided civil engineering, survey & subdivision mapping services, as well as laser scanning and 3D digital modeling of the nearby Psychic Temple building, aiding the piling design and monitoring. We also facilitated approvals with Long Beach city agencies, including Water, Planning, Building Safety, and Public Works.

Jefferson Cenza

Placentia | JPI

Jefferson Cenza is a five-acre mixed-use development in Placentia’s Transit-Oriented District, transforming the area into a vibrant, walkable hub. Designed by TCA Architects and located near a future Metrolink station, the project features 418 luxury apartments, retail space and amenities.

A key solution was achieved to preserve the cell tower antenna with site access, made possible through careful design and planning. Another challenge was managing stormwater runoff from the site onto the neighboring parcel. The firm designed and implemented a biofiltration system that reduced runoff onto the adjacent property, ensuring regulatory compliance.
