Vea Newport Beach – Reimagined

Newport Beach | Lyon Living & Eagle Four Partners

The VEA Newport Beach, formerly the Newport Beach Marriott Resort and Spa, underwent an exquisite reimagination inside and out. The hotel’s transformation included new luxury guest rooms and suites inspired by the coastal setting, restaurant and bar concepts; a 14,000 sf spa with 14 treatment rooms and dedicated saltwater pool; high-performance fitness center and yoga studio; 60,000 sf indoor and outdoor event space with an innovative rectangular large pool experience and event lawn with artificial turf. The front of the hotel was redesigned with a “porte cochere” entry with “pier-inspired” architectural element and massive circular waterfall.

Full circle thinking® at work: A temporary access road was designed by Fuscoe to connect to the rear of the hotel from Santa Barbara Avenue, solely for construction, loading, and demolition activities. Fuscoe designed and redirected the drainage and storm drain infrastructure for the new pool and event lawn, incorporating biofiltration methodology ensuring proper and effective water quality treatment.

Pendry Newport Beach- Redeveloped

Newport Beach | Eagle Four Partners

Pendry Newport Beach has been redeveloped as a new sophisticated luxury destination. Steps away from Fashion Island shopping center, this premiere hotel renovation, includes 295 guestrooms with 114 suites with views of the Pacific Ocean, an 8,710 sf ballroom, state-of-the-art fitness center, pool area, event lawn and new Spa Pendry for beauty and wellness treatments.

Full circle thinking® at work:A significant challenge of the pool redesign was preserving the courtyard’s perimeter walls. The plans required meticulous calculation and design to match existing grading conditions. Drainage design for the pool area and artificial turf involved integrating slot drains and a biofiltration storage tank to treat storm water runoff.

Town & Country Resort – Revitalized

San Diego | Lowe Enterprise

Town and Country Resort Hotel is an iconic 40-acre property abutting the San Diego River in the heart of Mission Valley that has been revitalized for the 21st century. Fuscoe Engineering designed and permitted major improvements to the backbone sewer, water, and storm drain systems, including stormwater quality improvements to bring the site into compliance with current regulations. Plans were carefully phased to allow portions of the campus to remain operational throughout construction.

Full circle thinking® at work: The site, with a 70-year history under three different owners, had complex utility lines. Precise mapping was vital to integrate new infrastructure smoothly without disruptions. Extensive surveys and historical research accurately mapped existing utilities. Advanced methods such as ground-penetrating radar located buried utilities. Coordination with utility companies ensured careful rerouting, preventing conflicts and maintaining service continuity.
